We use the latest tools in the industry and we deliver your modern home inspection report within 24 hours to help you make an informed decision promptly.

Residential
Inspections

  • We make sure you understand the major systems of the house you’re about to call a home.

11th-Month Warranty
Inspections

  • Just because your home is new, doesn’t mean it is defect-free. At your 11-month mark, this may be your last chance to take advantage of your warranty!

Seller's Pre-listing
Inspections

  • A pre-listing inspection is a professional examination of a property that is performed before the property is put on the market for sale.

New Construction
Inspections

  • Newly constructed homes need an objective third-party to inspect. The city or county inspectors often don’t catch everything, but we’ve been trained to have a keen eye for anything that could compromise a new home’s lifetime or safety.

Condominium
Inspections

  • This is a visual inspection of major systems not covered by the HOA. Condos can have many of the same issues that homes can have, so it is important to make sure that the area is a safe place to live!

Phase I – Pre-Foundation
Pour Inspections

  • Ensure your home’s foundation is properly prepared before the concrete is poured. We inspect grading, formwork, reinforcements, and plumbing components to help prevent costly structural issues down the road.

Phase II – Pre-Drywall
Inspections

  • Before drywall goes up, we thoroughly inspect framing, electrical, plumbing, HVAC, and insulation to catch any issues that could impact your home's integrity and efficiency.

Roof
Inspections

  • A detailed evaluation of your roof’s condition, including shingles, flashing, ventilation, and drainage, to identify damage, leaks, or wear that could lead to costly repairs.

Re-Inspections

  • After defects have been corrected, we provide a follow-up inspection to verify that repairs were properly completed and your home meets safety and quality standards.

What to Expect from Your Inspection

Whether you are buying, selling or maintaining your home, Coastal Home Inspections provides professional and quality service from the moment you call us. Our certified home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by TREC.

After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read Spectora report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
